  • Buyer-only representation

What it is

Assess before you invest.

A feasibility study is an independent, buyer-side assessment of a property’s development or investment potential. We review the site, zoning and planning constraints, analyse comparable sales and market demand, and model the projected costs and returns. You receive a clear go or no-go recommendation backed by evidence, not optimism.

How It Works

A clear path from site to decision.

One licensed buyer-side agent across every stage. No seller-side incentives. No advice from the other side of the transaction.

  1. Brief

We clarify the site, your strategy and what you need to know: development potential, value-add, subdivision or hold. Outcome: a written scope and agreed fee.

  2. Site Review

We inspect the site, review zoning, planning overlays, access, services and any physical constraints. Outcome: a clear picture of what can and cannot be built.

  3. Market Analysis

We analyse comparable sales, demand drivers, supply pipelines and local market conditions. Outcome: a realistic view of end value and absorption risk.

  4. Financial Modelling

We model construction costs, projected revenue, holding costs and returns for each viable scenario. Outcome: a numbers-based view of profitability and risk.

  5. Report

You receive a written feasibility report with findings, projections, risk flags and a recommended position. Outcome: a confident decision on whether to proceed.

Practical analysis, not vague projections.

  • Site and zoning review

Physical site inspection, zoning classification, planning overlays and any constraints that affect what can be built.

  • Comparable sales analysis

Recent sales of similar properties and developments used to benchmark end value and test pricing assumptions.

  • Market demand context

Supply pipelines, rental demand, buyer appetite and growth drivers for the suburb and surrounding area.

  • Financial modelling

Construction cost estimates, projected revenue, holding costs and return scenarios for each viable strategy.

  • Risk flag summary

Zoning risk, cost blowout potential, market downturn exposure and any red flags that could derail the project.

  • Scenario comparison

Side-by-side comparison of strategies: develop, renovate, subdivide or hold, with projected outcomes for each.

  • Highest and best use

A buyer-side view of the optimal strategy for the site based on constraints, costs and market conditions.

  • Written feasibility report

A concise, evidence-based report with findings, projections, risks and a clear recommended position.

A feasibility study is an independent assessment of a property’s development or investment potential. We review the site, zoning, comparable sales, construction costs and projected returns to help you decide whether a project is worth pursuing before you commit significant capital.

Feasibility studies are priced by project scope, starting from $5,000 for a single-site assessment. The fee depends on site complexity, research depth and whether financial modelling is required. Scope and fee are confirmed in writing before work begins.

The investor or developer pays. Amassed is buyer-only and does not accept commissions, referral fees or incentives from sellers, agents or developers. The only fee is the one agreed with you in writing.

Typically: site and zoning review, comparable sales analysis, demand and supply context, construction cost benchmarking, projected revenue and return modelling, risk flag summary and a recommended go or no-go position. We tailor scope to the project.

A standard single-site feasibility takes 5 to 10 business days from brief to written report. Complex multi-site or portfolio assessments take longer. We confirm timing with the scope before engagement.

No. Amassed provides independent assessment and advice. We do not build, develop or manage construction. If you need project management after acquisition, we can refer you to qualified professionals or discuss our Project Management service.

Yes. Feasibility studies cover development sites, subdivisions, renovations, duplex builds, granny flat additions and other value-add strategies. We assess the cost, risk and projected uplift for each scenario.

That is valuable information. A no-go recommendation saves you from a poor investment. We will explain why the numbers do not stack up and, where possible, suggest alternative approaches or better-suited sites.

Site sourcing is not included in the standard feasibility service. If you need help finding and securing a site, our Buyer’s Agency service is the better fit. Many clients use Buyer’s Agency to find a site, then Feasibility Studies to assess it.

Yes. Many clients engage us to assess a site they already own or are considering purchasing. We evaluate the highest and best use, projected returns and risks to help you decide on the next step.

No. Amassed is buyer-only. We do not accept commissions, referral fees or incentives from sellers, selling agents or developers. The only fee is the one you agree to in writing.

You receive a written report with findings, projections and a clear recommendation. If the project is viable and you want to proceed, we can discuss Buyer’s Agency to help acquire the site, or refer you to project managers and consultants for the next stage.
